Could Mesquite NV Homes be Under-Valued?

Mesquite NV foreclosure homes and short sales

I came across a very thought provoking article from the Chief Economist of the National Association of Realtors, Lawrence Yun. He proposed that current home prices are undervalued.

Foreclosures and Short sales are making up about 50% of the total transactions nationwide. The problem is that these are distressed properties and may not indicate the true value of the home. Even Mesquite NV foreclosure homes and short sales are about 20% below other homes. Mr. Yun  feels what the  media has reported that 1/3 of all home owners are “underwater” is incorrect. He feels most homeowners that are not in a foreclosure/short sale situation are having there homes undervalued by being compared these distressed properties. [click to continue…]

Interest rates are always one of the questions asked before buying a home. Everybody wants the best rates and lower mortgage payments. Rates have been volatile to say the least, according to Bankrate.com, the mortgage index is currently at 5.55%. “HOTTEST” Selling Mesquite NV Communities this Summer

So the temperature last week was 118 degrees… we were still out showing property and buyers are still buying. In true summer fashion we have decided to compile the HOTTEST selling communities in Mesquite NV this summer so far.

This list comes from the Mesquite MLS which local Realtors use to record sales. The time period was from June 1, 2009 to July 22, 2009. During this period there were 50 sales recorded (about 1 per day). With our estimated 20,000 resident population we have 390 homes, townhomes and condominiums for sale. This is just over a year supply which is very good compared to many other areas. [click to continue…]

Bigger is still Better

We know a thing or two about Mesquite Nevada homes, townhomes, and condos… and Bigger is still Better. By going with a larger home the price per square foot of the home generally gets lower. Some argue that for Doctors and other highly paid  professional it is recommended to have a large home for tax reasons. These however are not these reasons that many are going bigger.
