In an on going effort to find what consumers want, we have compiled the top 5 bathroom features according to National Association of Home Builders. This list is as useful to buyers as it is to sellers. Buyers need to be aware of what features bring more money to homes.  Sellers can use this list and when deciding what to upgrade. When looking at Mesquite NV condos or homes , these should be at the top of your list when looking at bathrooms.

1. Linen Closet. 89% In almost all new homes you will see that linen closets are now in each bathroom. For years people have been putting linen closets in homes, just not in the bathrooms. Many times they are found in a hallway or just outside the bathroom. By installing a linen closet into your bathroom, you not only increase the  amount of towels it can hold, you also increase your homes value and desirability. 9 in 10 consumers rated linen closet in bathroom the most desirable bathroom feature.  This feature could be retro-fitted in many older homes for low cost, if you have room in your bathroom.
2. Exhaust Fan. 88% This may sound silly but many homes still only have windows as ventilation to the bathrooms. Exhaust fans in bathrooms are required if they do not have a window that opens. having both a window and an exhaust fan my seem like overkill, however this is what 88% of consumers are asking for. This feature can also be retrofitted through the attic of some homes, for Mesquite NV condos this would be harder and would require permission from the association to alter the structure of the condo to install roof vents.
3. Separate Shower Enclosure. 79% This really hits home for Mesquite NV Condos. Mesquite Condos that only have a small tub and shower combo are very common. When showing a condo with a separate shower and tub the WOW factor goes up. Let’s be honest most people are either shower people or tub people and the combo doesn’t satisfy either one. In Mesquite NV this goes to another level,  we have many people that are elderly and have a hard time stepping in and out of these tub shower combos. Many homes in Mesquite Nevada with 1600sq.ft.+ have a separate shower and tub already. A separate shower may be hard to install in some Mesquite condos unless separate lines were installed  initially, unless doing a complete remodel including the water lines.
4. Water Temperature Control. 79% Who would ever want that! Well if appears that 79% of consumers would like to be able to control the temperature of there water in the bathrooms. This can be done by a visit to the local hardware store. In Mesquite NV we have had only a few homes built with this feature. This low demand may be due to the fact that our water here does not get real cold. As for installing a water temperature control in your bathroom, this could be a fairly easy to moderate difficulty to install. 
5. Whirlpool Tub. 66% Tubs to many people are the key feature in the bathroom, even if it is never used. What better way to upgrade your tub than to get a Whirlpool Tub. The added jets help to relax and give you your own personal hot tub. If you are replacing an existing tub this can be an done as there are many sizes and shapes available. Cost can be a factor as they are not inexpensive. The key is to put the pumps and controls in a place that you can access them if at anytime the pumps need to be checked. We have had people that have literally destroyed their tubs because there was no access panel accessible to fix problems.

The bathroom is one of the places that you can really be creative and improve the value of your home. Bathrooms are usually small enough that putting putting in extra tile back-splash, or unique fixtures does not cost that much more. The key to the bathroom is make sure whatever you do it is CLEAN when showing to potential buyers. What is the number #1 thing that buyers are looking at???… it is Condition of the Home.
