With much talk of Real Estate in the news… I can tell you that in Mesquite NV things are on the move. This time of year we are in full swing. The weather could not be nicer. We have had a few days of record high temperatures which have pushed up in to the low to mid 70’s. New Homes are selling quickly. Communities like StoneHaven, Sun City Mesquite, Bella Horizon, Royal Vistas, and Spyglass (to name a few) are building homes at a pace we have not seen since 2007.
This new growth is good for Mesquite. Mesquite has infrastructure sufficient for about 50,000 people yet our population is closer to 20,000. Most all new homes are going to the North side of I-15. Most all are single family homes 1400-2300 sqf.ft. We are seeing a mixed bag when it comes to buyers purchasing in our area. We have retired people, we have buy now and retire later people, we have second home people (some are snow birds coming from colder to Mesquite in the winter months). We have a high number of people that pay cash for homes but many other that choose to keep the cash and opt to finance due to historically low interest rates. [click to continue…]

The Mesquite market is coming back rapidly after the housing bubble popped a few years ago. It’s great to see that we are having more new construction builds. There are several communities that are constantly building new home all over Mesquite. Most people know of Sun City that is being built by Del Webb, which is by far the largest development in all of Mesquite, but other areas are also building such as the development of Stone Haven on the North side of I-15 being built by Advanced Construction. Homes in this area start just over $200,000 for a three bedroom two bath home 1,455 sqft that comes furnished down to the dishes. or you can go with the option of a third car garage for $213,900. These homes in Stone haven have made the building process so much easier than most. The houses comes standard with granite counter tops, three-tone paint, walk-in master shower, covered patio with a built-in grill, and also the front and back yards are fully landscaped. Some of the homes are used as vacation rentals and can be rented out for $175 – $200 a night with a four night minimum; $1,000 a week; or $2,400 a month. [click to continue…]

Homes in Sun City Mesquite
Summer has been HOT time to BUY, but little Slower than Summer 2013.
Mesquite Summer of 2014 will be remembered as a very active summer for real estate. Sales from May 1 to July 31 were 101 Sales of single family homes. This is an 8% drop from last year but prices have been stable. The median price from the same period last year shows a 3% increase in median price.
One thing the numbers do not show is how many new homes have been purchased this summer that are under construction. I know there are A BUNCH! The numbers below will not reflect these sales until the fall when they are completed… but the sale was made in SUMMER. I have not seen this much new home building going on for over 6 years. It is good to see things getting back on track.

Looking for a Condo in Mesquite?
If you are looking to buy a Condo in Mesquite NV please know that there are some condo projects that are next to impossible to get financing on. Traditionally we have been able to get people into condos for 10-20% down. This is still the case for some condos in Mesquite. I see more lenders looking for 20-25% down on condos.
Below are some reasons I most often hear people are considering buying a condo in Mesquite are:
1. SEASONAL. To get out of the cold. These people are looking to use the condo of maybe 6 months per year and don’t need a big home. This keeps the utilities down. Also they usually prefer a Home Owners Association (HOA) because they don’t want to mess with yard work and exterior maintenance. On a recent trip to a Realtor Convention in Washington DC, I was visiting with a fellow Realtor from Las Vegas NV. He works primarily with Investors. We discussed the Mesquite NV Rental Market and the type of return Mesquite investment properties could generate. As we discussed these opportunities he was excited because he did not know that there was investment opportunities in Mesquite.

Lost City of St. Thomas NV
Just south of Overton Nevada barely inside Lake Mead Recreational Area is the lost city of St.Thomas. Once a thriving little community of between four and five hundred people alongside the Virgin and Muddy rivers confluence. Lost you are thinking, how could that be? In 1938 these residents were forced to abandon their town due to the rising waters created by the Hoover dam in LasVegas some 50 miles to the south. Submerged by over 40 feet of water for over 60 years, these homes foundation can now be seen due the drought that has seen Lake Mead drop by over 50 feet in recent years.
