1. Your Payment History. Whether you paid credit card, car payments, previous and current loans and any other obligations on time. These are usually reported to the major credit bureaus and assessed as being on time, 30 days late, 60 days late and over 90 days late.

Sun City Mesquite in Mesquite NV is getting ready to open it’s Gary Panks’ designed 18 hole golf course. It it slated to open in November for residence of Sun City Mesquite and open to the public just after that in December or January. The golf course will be managed by Troon Golf.
We were invited to take an inside tour of the Conestoga Golf Course and DOES IT LOOK GOOD! The course utilizes the native desert landscape and the natural washes and combined it gives some dramatic elevation changes. This course will rival the Wolf Creek Golf Course and may even be better. Many areas play much like a links course and you need to hit lay-up shot and then another lay-up to hit the green. It has more than 50 bunkers placed strategically around the course, as if it were not going to be tough enough.

New Subdivision Showcasing Affordable Homes
A special groundbreaking ceremony was held today for the Shadow Ridge Subdivision in Mohave County Arizona. There will be about 540 homes total with 67 homes planned for the first phase of Shadow Ridge development with prices starting in the $130,000’s with six floor plans available. The homes are also expected to be eligible for special financing programs and builder incentives.
Shadow Ridge in Scenic Arizona, will provide a much needed “value priced alternative” for the Greater Mesquite single family housing market. The builders Rick and Riley Richardson of Richardson Homes, working in conjunction with B and: Family Investments, recognized the opportunity to bring affordable single family housing to the Mesquite/Scenic area.
Shadow Ridge model homes will be open to the public beginning in November 2009.

What is a Townhome?
A Townhome is a residence in which their is one or more common walls shared with another adjoining unit. It can be one single level or multiple levels, in either case land is owned as well as the building. Mesquite Townhomes are commonly single level with 1 or 2 car garages and a small back yard or patio. In other areas these are referred to as townhouses and sometimes duplexes.
A Condo also shares common walls with adjoining units, however the land under and around the unit is all common area for the association. Mesquite Condos are generally smaller than Townhomes.

When determining the market direction many real estate brokers and agents turn to the Multiple Listing Service (MLS). Referencing the stats compiled monthly by the local MLS and by using median sales prices compared to 6 months prior, we can get an idea of of the direction.
In February 2009 the average sales price for a single family home was $213,900. In August 2009 the median was $195,000. looking at the rate of change we see that there is still a decline of 8.8%. [click to continue…]
