What is a Townhome?

A Townhome is a residence in which their is one or more common walls shared with another adjoining unit. It can be one single level or multiple levels, in either case land is owned as well as the building. Mesquite Townhomes are commonly single level with 1 or 2 car garages and a small back yard or patio. In other areas these are referred to as townhouses and sometimes duplexes.

A Condo also shares common walls with adjoining units, however the land under and around the unit is all common area for the association.  Mesquite Condos are generally smaller than Townhomes.

5 Advantages to owning Mesquite Townhomes:

1. No Maintenance. Like Mesquite condos, townhomes generally have the yard maintenance taken care of for you each week. A few associations do not cover the backyard or patio, however, they are very small and usually have low maintenance desert landscaping with an automatic drip system already in place. This makes it very convenient to leave for months at a time and when you return it is in the same condition as when you left. Also covered is the roof and exterior maintenance of the home. That means you don’t have to fix the stucco and re-paint or re-roof the house… they will do it for you!

2. Savings due to Bulk Purchasing. Many Home Owners Associations (HOA’s) for Mesquite townhomes help consolidate your payments. For example Sunset Greens in Mesquite NV has 700 units in the association. Of those about 650 are townhomes. The Association dues are $140/mo and include front and backyard maintenance, sewer, trash pickup, hazard insurance on the structure and gives you the option of discounted cable TV (half off normal rates). You also get perks at the CasaBlanca Golf Course such as preferred tee times and rates  and discounts at the CasaBlanca gift shop and more.

For those using a Sunset Greens townhome as a second home, it makes writing out 1 check rather then 8 separate each month and the money goes further. There is a discount achieved by being able to do this as a group.

3. Shared Amenities. Mesquite condos and townhomes often have pools and other amenities that owners share. Some communities are gated with private roads. Others have use of clubhouses  and pet friendly parks. Many swimming pools are maintained year round.  These shared amenities are a great “perk” for those looking for little Oasis Getaway in MesquiteNevada as well as the full time resident to use often.

4. Small Yards. Often people looking at Mesquite condos decide they want a little bit bigger and move up to a townhome. The like the townhomes because they own the land many times have small backyards that are great for BBQ’s, storage, pets or just a place to relax. As mentioned earlier, sometimes the yards are maintained front and back. When the backyard is not maintained, many times it will already have rock and desert landscape with automatic drip system in place to water the plants.

5. Garages. Very few Mesquite condos have garages, by the same token, most townhomes in Mesquite do have either attached or detached garages. Although crime in MesquiteNevada is very low many like the protection it offer to their vehicles. It also provides protection from the sun that shines over 330 days a year. Others use the garage for storage space or a workshop. I think all would agree that it is nice to have a garage.

Mesquite Townhomes are a great way to spend the winter. We have sold many over the years to people from all over the US and Canada. It still seems that about 50% buy to live here full time and the other 50% are seasonal. Many looking for seasonal use do like the convenience of the townhome lifestyle vs. a single family home that needs maintenance.
