Southwestern Home Roofs. There many types of architectural styles that may have peaks, hips and valleys with the trusses. In the Southwest you will see many covered patios that are under the house trusses. All these things will add to the cost of the home.
It also matters what type of roofing you are putting on your home. There are many types of materials that people are putting on homes. Southwestern home roofs are no different and many roof types have pros and cons. Here is a list of a few of the more common roofing types we see:
1. Asphalt/Composite Singles. These have been around for years and is staple on many newer southwestern home roofs and are used by most contractors. The lifespan is said to be 15-40 years depending on the type of single you purchase. What this warranty may not take into account in Southern Nevada is the high winds. This type of shingle, like any that is not put down properly can mean problems. above is a home I noticed in Mesquite Nevada that has had problems with Asphalt Singles.
2. Concrete Tiles. These have been more popular in the Southwest in during the last 10 years. They have a nice look but are heavy and more expensive than asphalt singles. The concrete tiles are used often on Southwestern home roofs because they heat and cool slowly. This works well in extreme temperatures that can and do occur in the Southwest. These materials are said to last from 50 to 100 years.
3. Clay Tiles. Another popular choice for Southwestern home roofs are Clay Tile roofs or sometimes they are called “Spanish Tile.” This has also been a popular style for the last 15 years. Clay Tiles are not as heavy as concrete tiles but are also more fragile. It is recommended that an experienced contractor install this type of roof. Typically Clay Tile will take more time and cost more than a asphalt roof. These materials can last for over 40 years.
4. Metal. This is not as common, but can be a great choice for southwestern home roofs. It has a more modern look, can come in about every color, and can stand up to the extreme heat, cold and rain we receive. The draw backs to a Metal Roof is that is more expensive than asphalt singles and can be very noisy when it rains. The materials for a Metal Roof can last 50-100 years.
There are other types of southwestern home roofs that are used occasionally that I felt we should at least mention. These include:
- Wood Shake/Singles
- Synthetic or Composite
- Slate Tile
- Flat (used on Adobe Style homes)
