On a recent trip to a Realtor Convention in Washington DC, I was visiting with a fellow Realtor from Las Vegas NV. He works primarily with Investors. We discussed the Mesquite NV Rental Market and the type of return Mesquite investment properties could generate. As we discussed these opportunities he was excited because he did not know that there was investment opportunities in Mesquite.
Most investors are very interested in investment properties that will bring in a 10% cap rate of higher. But depending on the area some will go as low as 5%. They will do this if they feel that there is a bigger upside with appreciation due to growth of the overall area. Mesquite has a huge upside to it’s growth. Mesquite investment properties are not limited to properties that can be rented out, however this is usually want investors are looking for.
One of my personal investment strategies is to buy a home and let a tenant pay it off for 30 years and at which point… I now own the asset out-right and can continue to rent it our for continued cash flow or I may choose to sell. Mesquite investment properties are best found with the help of a local Realtor that knows the market and can help you make good selection on you investment.
Mesquite Investment properties should include all options. Many choose to go with only larger 4 plex’s (like those pictured above). There are many opportunities of all types of investors. A single family home may not be your best option as an investor. Mesquite Condos can be great investments.
For the beginner investor a property in CasaBlanca Villas (also known as Smokey Lane Condos) could be a great place to start your Mesquite investment properties portfolio. Currently Mesquite Realty has 2 active listings in Smokey Lane. The studio condos are 335 sq.ft. and rent for $400-450 /mo some furnished others not. The one bedrooms rent for $500-550. We currently have the Studio listed for sale at $38,900. The HOA is $137/mo and includes power, water, cable tv, common areas (including pool and hot tub). The One bedroom is listed for $45,000.
Let’s do a quick investment exercise. What rate of return would you get by purchasing the 1 Bedroom Smokey Lane Condo above.
If you were to Receive $550 mo Rent. Less HOA’s Dues of $137 mo and Less Taxes of $26 mo. This gives you a total of $387 mo Net Income (if self managed). This would be $4644 per year. This is a 10.3% Return on Investment! Now I did not take out of vacancy or repairs but as you can there is money in Mesquite investment properties.
