Sales on Mesquite homes appear to be following Las Vegas trends. There are more sales this year however the prices are lower. We also have a lot more homes “pending” than we did last year at this time. We keep hearing in the media hints that the recession might be loosening. As Mesquite Realtors we try to get this information out to everyone to help them stay informed on the current situation with trends with Mesquite homes.
Last year on this date there were 19 single family Mesquite homes Pending. The average price per home was $287,074. We also had 4 Condos and 6 townhomes pending. Condos averaged $197,700 and townhomes averaged $166,872.
Today we have 35 Mesquite homes Pending with an average price of $264,578. Condos currently pending are 8 with an average price of $87,513. There are 22 townhomes pending for an average price of $126,761. As Mesquite Realtors we have access to the Multiple Listing Service and that is where we are getting this information.
Year to Date Trends
Looking back at closed listings so far this year we see that prices on Mesquite homes have come down from $282,737 on this date in 2008 to $239,958 so far in 2009. Mesquite Condos in 2008 averaged $143,245. So far this year Mesquite Condos are averaging $108,694. Townhomes have also dropped from $236,486 in 2008 to $154,548 so far in 2009.
In the last few weeks the real estate market and local Mesquite Realtors have been getting busier. We are still seeing good prices on bank owned properties and although they are not as plentiful as the selection in Las Vegas, we do not have the traffic, noise, crime and polution they do either.
