Mesquite Market Information.
With taxes now done we move into 2010. So far this year Mesquite Nevada has been busy. Real Estate activity has picked up and condos under $100,000 and homes under or near $200,000 are selling. The Mesquite market is picking up.
In the Graph above, disregard the red line. The Green Line is the average price of closed listings in for the last 12 months. The Blue line is the average price of active listings for single family home each month. I like this graph as it gives a good visual of the market information.
Sales are up 56% over last year . We are getting fewer and fewer foreclosures for sale (also the trend in Las Vegas). Short Sales will be around for a few years as many owners have negative equity in their homes. The biggest surprise about the Mesquite market is the number of “normal re-sale homes.” I say normal because there is no bank or bank approval needed for the sale. [click to continue…]

Senior Citizens face many challenges. They also have many opportunities if they know where to look . If you are looking for a great Senior Citizen Community that you go no farther than Mesquite Nevada.
Younger senior citizens that are looking to relocate or purchase a second home who are generally 55-64 have been found to have similar preferences to those over age 65. They prefer single story homes or if it is 2-stories that the master bedroom be on the first-floor. The need for technology features which dominates the younger age groups is replaced with open floor plans, maintained yards, close to hospitals, and warm climate. Low income Nevada homes were discussed today at the Mesquite Real Estate Association lunch . Sarah Adler and Elias Askins, III from the USDA (no they don’t inspect meat) came to discuss housing programs for homes in rural areas. The goal of giving USDA loans to low income families is to help rural communities succeed. This includes helping buyers get loans for Nevada homes.
USDA can go as high as 102% loan to value. This is only offered in rural areas. Rural is deemed to be about 20,000 or less population. The Mesquite NV currently has about 20,000 people and after the census comes out in 2012 it may no longer be eligible for this type of USDA Nevada home loan. [click to continue…]

Ence home builders started building in 1957 with Jay and Quentin Ence in Southern Utah. Since then Ence home builders has grown and to be a major builder in St. George Utah and in Mesquite Nevada. Quentin Ence’s sons Kim, Tracey and Troy took over on in 1996. Ence home builders primarily builds single family homes with a few townhomes.
Ence home builders has done very well in Southern Utah and in Mesquite NV and have won many awards through the years for their building.
