What a year 2009 has been. We have seen an overall increase in real estate sales (up over 8% from last year) while the market value and prices in Mesquite continued to decrease at a rate of about 1 percent per month. We have also seen a decrease in inventory; by that I mean the number of homes for sale on the MLS has dropped from Jan 1, 2009 to now. I expect to see this trend continue into 2010. Las Vegas, NV for the last 6 months has been considered a “Seller’s Market” due to the low inventory of homes for sale. With the influx of buyers we have seen this year… Mesquite Nevada is not far behind.
Mesquite year to date has had 342 Homes, condos and townhomes sold and recorded in 2009, according to the Mesquite MLS.
The Top 10 selling communities in Mesquite in 2009 are:
1. Coyote Willows. 18 Sales.
Coyote Willows Townhomes top our list this year for most sales in a community. Why Coyote Willows Townhomes? 2 big reasons stand out to me. First, it is a very nice community of townhomes that are well maintained and well built (2×6 construction, tile roofs, covered patios etc). It is located on the Coyote Willows Golf Course (9 hole). Many of the Coyote Willows townhomes have good views and sit on the golf course. Secondly, large amounts of foreclosures have forced pricing down and buyers have taken advantage of the low prices. The builder who started building in 2004 has since gone bankrupt and the inventory homes foreclosed. In 2009 these inventory townhomes were sold at discounted prices, some still needing counter-tops, lighting fixtures, and finish work.
Coyote Willows Townhomes are located south of I-15 near the CasaBlanca Golf Course and Driving Range. There are approximately 126 townhomes completed in this neighborhood. There are 3 floor plans, 1360, 1690 and 1987 square foot. The average sales price for 2009 in Coyote Willows was $129,939.
2. Sunset Greens. 17 Sales.
Sunset Greens Townhomes in Mesquite NV are very desirable. There are about 650 Townhomes and 50 homes in the gated, golf course community of Sunset Greens. Sunset Greens has 2 swimming pools with hot tubs and a variety of parks. They also have on-site RV parking. There are 5 floor plans for the townhomes that range from 1251 square feet to 1690 square feet. Every townhome in Sunset Greens has a fenced in backyard great for BBQ’s. The larger townhomes have large covered patios as well.
Sunset Greens is surrounded by the CasaBlanca Golf Course. The CasaBlanca Golf Course is 18 hole championship golf course. It will give a golfer all the challenges they want with the game of golf. We have even seen well known golfer John Daly play at the CasaBlanca Golf Course. The average price for one of Mesquite’s Sunset Greens Townhomes was $197,720. The the average price of a home was $223,500.
3. Trailside. 16 Sales.
Trailside Homes by Ence Homes are nice, well built homes. This community is located south of I-15 adjacent to the Hughes Middle School. The homes here start at just over 1,000 square feet up to over 2,000 square feet if you want an upstairs. Ence Homes prides themselves on being able to build an energy efficient home at an affordable price. Some builders in Mesquite they will allow not owners to make changes, to modify their floor plans. Ence Homes do what they can to accommodate the needs of the buyer.
In Trailside Homes by Ence there are still about a dozen home sites available at this time. These homes have great curb appeal and good floor plans. The average size of home in Trailside was about 1650 square feet and the cost of a home in Trailside in 2009 on average was $209,663.
4. Split Rail, Sun City Mesquite. 15 Sales.
Split Rail in Sun City Mesquite has some beautiful views looking toward Flat Top Mesa. This is an age restricted community that requires residents be at least 50 years or better to occupy the homes. These homes are only a year or two old, as this was one of the first communities that Pulte/ Del Webb started when they began Sun City Mesquite. These homes came standard with granite countertops, 18-inch tile flooring, Pull-outs on lower cabinetry in kitchen to name a few. It is also very close to the 15 million dollar, state of the art Recreation Center.
This is a 55+ community is a golf cart permissible neighborhood. The new Conestoga Golf Course is fabulous! We had a chance to play it over Thanksgiving ’09, however the official opening to the public will be held in January or February 2010. If you do play it bring a few extra golf balls you may need them, Conestoga Golf Course is not easy. It is being managed by Troon Golf. So if you are looking for an active adult community in the southwest, Sun City Mesquite Split Rail may be just the place. The average size home here is about 1,700 square feet. The average price for homes that sold in Sun City Mesquite Split Rail were $252, 127 in 2009.
#5. Hawk Ridge Condos. 14 Sales
Hawk Ridge Condos are some of the best deals in town right now. I have explained in prior blogs that we are unable to finance most of these units due to them being used as daily, weekly, and monthly rentals. Lenders refer to condos like Hawk Ridge as “Condo-Hotels” and currently will not finance a sale for them (similar to The Springs). They range from 954 square feet to 1,364 square feet. There is a swimming pool and hot tub for home owners to use.
Hawk Ridge Condos in Mesquite NV are nice, newer condos. The project sits overlooking one f the City of Mesquite’s many parks. This community is located north of I-15 on Kitty Hawk, which takes you to the Air Port and Wolf Creek Golf Course. The average price of the sold Hawk Ridge Condos in 2009 was $79,907.
