May 2009 Newsletter

We may be seeing the beginning of the end… for foreclosure properties. I realize that many people in our area are still in financial trouble and may lose there homes in the coming years, however banks are working  with home owners and adjusting payments in some situations. We are seeing home sales pickup, specifically with re-sale homes. These are good signs as the market is making needed adjustments to stabilize. Mesquite foreclosure homes are selling quickly and first time home buyers and investors are purchasing. Those looking at seasonal homes and condos, who may be a few years away are also looking at buying while interest rates and prices are low. Overall the real estate market in Mesquite NV may be seeing the beginning of the end of this overwhelming number of foreclosed properties.

The Mesquite  Real Estate Market Facts.

for the second month in a row re-sale homes, town homes, and condos have outsold bank owned (foreclosure) properties in Mesquite by almost 4-1. That is a big change from the end of 2008 and the beginning of this year. Homes are selling. Prices have come down and foreclosures have made comparable sales lower in many areas. These foreclosed homes are being picked up quickly and some even have multiple offers on them. This leads me to believe that things are turning around. I would go as far to say that we have even seen a small up-tick in the market due to the re-emerging resale market.
