Home Inspections are an important part of the real estate transaction.They can help raise a buyers confidence in a home and help eliminate unpleasant surprises down the road. After the buyer makes and offer they generally have a given number of days called “buyers due diligence.” During this period the buyer should do some homework on the property. One item that Bowler Realty strongly recommends are home inspections.
Home inspections should be done by a licensed, bonded home inspector. A home inspector, like your Realtor, lender, and others become part of the team of professionals that help you through the home buying process. If the home is in Beaver Dam AZ or in Mesquite NV, or if it is 50 years old or just built, should not affect you decision on having a home inspection. Over the years we have seen many problems avoided due to good home inspectors.
A home inspection generally costs around $250 to $350 and is a buyer incurred cost. It costs more if the home is large and has a pool or spa that also needs checked. We encourage home owners, when able, to attend the home inspection and to ask questions. The reason we ask the buyer to pay for the home inspection is because then it is their property. If the seller were to hire a home inspector, then that home inspector may not prepare as thorough report for a seller as they would for a buyer.
A good home inspector will know what to look for and be good at communicating via writing in their reports. They should be able to explain the condition and assess the severity of any structural, electrical, safety issues and any water damage. They should also be able to tell the buyer if problems could be viewed as deal-breakers.
Even on new homes we recommend getting a home inspection after construction is completed. On a new a home that I had built, I had a home inspection preformed. Not only did we find out that many small items were incomplete and that the safety features in the home were functional, but our home was installed without roof vents! Somehow this was missed by the city inspector, the general contractor and the subcontractor and was caught by the home inspector.
I asked the inspector if it was a big deal. He informed me that it was a big deal because the air in the home attic could not escape and could lead to many problems down the road. In Nevada most new homes have a 1 year builder warranty and it was repaired. Without the home inspector we most likely would have had to pay for roof vents at a latter time. It was well worth the money to us to have the piece of mind that our home was built to code.
We also found that when your builder knows that upon completion of the home a third party home inspector is also going to inspect the home, they do a better job, especially on the details.
