Where to ATV in NV

In Southern Nevada we are spoiled with Nevada ATV trails because we have so much BLM land surrounding us. It can be used for riding four-wheelers, motorcycles, Jeeps,  sand rails, dune-buggy or what ever you get a thrill riding. We also have such great weather that you can use your ATV’s year round. We get no snow and little rainfall. We do get wind sometimes, which works great to keep the dust out of the faces from your riding buddies!

Here are some Southern Nevada ATV Trails to Ride from Mesquite Nevada

Grand Canyon-Parashant National Monument(in Arizona): This I still have as a Nevada ATV Trails ride because most riders will start in Nevada. Depending on traveling speeds this could take most of a day to get to and then return home. The Parashant National Monument area is very large and can take weeks to explore it all. Some roads are rough at times and 4-wheel drive or ATV’s are preferred. As you know from Mesquite Nevada there is not a road that goes to Central AZ because the Grand Canyon is in the way! This is an excellent trip through the Parashant National Monument that will allow you to see parts of the Grand Canyon that most do not see.

On November 6, 2009, President Obama signed a bill to extend the tax credit for first-time home buyers (FTHBs) through April 30, 2010 to write the contracts and  June 30, 2010 for them to finalize and close. The bill also opens up opportunities for others who are not buying a home for the first time. TAX CREDIT OVERVIEW

Who Gets What?

First-Time Home Buyers (FTHBs):First-time home buyers (that is, people who have not owned a home within the last three years) may be eligible for the tax credit. The credit for FTHBs is 10% of the purchase price of the home, with a maximum available credit of $8,000 Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.

Current Owners: The tax credit program now gives those who already own a residence some additional reasons to move to a new home. This incentive comes in the form of a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years. Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.

“So, How is real estate doing…” I get asked this a lot. The summer was slower than average, which we  expected with the economy being down. We are still seeing many of the best prices come from foreclosure homes and short sales. If you have cash you may want to look toward The Springs or Hawk Ridge Condos as prices have fallen like a rock! The reason for the sharp decline is due to lenders not willing to finance properties in those areas at this time. Those with cash are purchasing 2 year old condos for less then others purchasing 15 year old condos with a loan.

For those that do not have $70,000 cash laying around, no problem… Mesquite is still eligible for the  USDA Rural Housing Loans and people are still able to buy condos and homes for nothing down… and who would do a loan for zero down at this time, just know that it is government backed! Mesquite Nevada  is still considered “rural” while surrounding areas like Las Vegas, NV and St. George, UT are not eligible for this program. FHA loans are still available for 3.5% down. There are options available if you are ready  to purchase a home in Mesquite. For those looking to sell, it can be done. It is not easy and you may have to  compete with foreclosed properties and distressed properties. Prices are still down.

World Long Drive Championships 2009

The World Long Drive Championships were completed here in Mesquite Nevada 10/30/09. There were three divisions of competition, super seniors, seniors and the open division. The event was hosted by ReMax and the Long Drivers Association of America.

The commentators for the event were Art Sellinger ( owner of the long drivers association) and Andy North from the Golf Channel. The event will air ESPN around the Christmas Holidays.
