Bowler Realty in the beginning…

It started in 1985 by Joe Bowler starting up a small brokerage. It began in a building on Mesquite Blvd that now holds Valley Leavitt Insurance (and is across the street from where we are currently located). Keep in mind in the mid 1980’s Mesquite Nevada was not the Retirement Destination or Getaway that it is now! Mesquite was still known as a rural community that had just became known as a small city with a population of about 1,200 people and about 500 homes (according to Mesquite Dept. of Planning and Redevelopement 2004).

Later it moved into the Commercial Plaza in with Smith’s Food and Drug Center. Along with the move was also a new look. Joe  had also decided to align his real estate brokerage with the nationally recognized Century 21 brand. The name was then Century 21 Bowler Realty. The location was great and times were good during the 1990’s and Bowler Realty grew to over 20 agents.

Nevada Property Tax

It is that time of year again in Nevada… time to get the new tax bills.  The State of  Nevada fiscal year starts July 1 and ends June 30 each year.

Nevada Property Taxes

To see what Nevada property taxes are on a home you will need the Assessor Parcel Number or APN. If you do not know this you can look it up by owner name or address on the Clark County Assessor website.

No USDA Loan Funds?

I just heard the news today that USDA (United States Department of Agriculture) Rural Development has put a freeze on its funds for all of their loans nation wide. Up to this point we have had no problem getting people that qualify into this type of loan for little or no down payment. This is not just for low income Nevada homes. This has been a great alternative to the FHA which requires a minimum 3.5% down.

The USDA encourages growth and wants small towns continue thrive. Many of the nations agriculture comes from small towns and cities that have under 20,000 people. The USDA Rural Housing loans are geared to help people stay in small towns and by offering them direct and guaranteed loans. Some of these loans are 100% loans with no down payment needed. Nevada Homes Top 10 Features

Nevada homes are very diverse and so is the climate. The northern Nevada areas like Reno and Elko are very cold in winter and have moderate summers. The southern areas like Las Vegas, Laughlin and Mesquite have moderate winters and warm-hot summers.

Mesquite Market Information

Average Sold Price

Mesquite Market Information.

With taxes now done we move into 2010. So far this year Mesquite Nevada has been busy. Real Estate activity has picked up and condos under $100,000 and homes under or near $200,000 are selling. The Mesquite market is picking up.

In the Graph above, disregard the red line. The Green Line is the average price of closed listings in for the last 12 months.  The Blue line is the average price of active listings for single family home each month. I like this graph as it gives a good visual of the market information.

Sales are up 56% over last year . We are getting fewer and fewer foreclosures for sale (also the trend in Las Vegas). Short Sales will be around for a few years as many owners have negative equity in their homes. The biggest surprise about the Mesquite market is the number of “normal re-sale homes.” I say normal because there is no bank or bank approval needed for the sale. [click to continue…]

Senior Citizen Communities

Senior Citizens face many challenges. They also have many opportunities if they know where to look .  If you are looking for a great Senior Citizen Community that you go no farther than Mesquite Nevada.

Younger senior citizens that are looking to relocate or purchase a second home who are generally 55-64 have been found to have similar preferences to those over age 65. They prefer single story homes or if it is 2-stories that the master bedroom be on the first-floor. The need for technology features which dominates the younger age groups is replaced with open floor plans, maintained yards, close to hospitals,  and warm climate.  This is why we see many senior citizen communities in places like Las Vegas, Palm Springs,  Phoenix, and St George.
