What is everybody talking about? Well for many it has to do with the climate. The end of July is approaching and the Mesquite NV weather is HOT! The Las Vegas weather guru said that Mesquite was going to be 116°F for the daily high temperature and 89°F for the low (for our Canadian followers that is 31°C to 46°C).

Real Estate in Mesquite Nevada seems to be very different than what is happening in nearby Las Vegas. As of July 7, 2010 there are 284 total listings for homes, townhomes, and condos on the Mesquite MLS. We have 230 re-sales, 31 REO or bank owned, and 24 short sales properties for sale.
The Mesquite MLS reported 65 closed sales in June 2010. Of those 42 were re-sales, 15 bank owned, and 8 short sales. The bank owned properties still are selling the fastest. 65% of the bank owned properties sold last month compared to only 18% of the re-sale properties. [click to continue…]

Mesquite Vistas is a master planned area that encompasses many smaller home owners associations (HOA’s). This master planned area is located in Mesquite NV on the the northern side of Interstate 15. Home owners in the Mesquite Vistas area pay monthly fees to pay for ground maintenance and for the use and maintenance of the Oasis Golf County Club located adjacent to the Oasis Golf Club.
As members of the Mesquite Vistas all homeowners can use the swimming pool and spa, tennis courts, workout room, or host an event in the Oasis Golf County Club. It is located on the corner of Oasis Blvd and Palmer Ln. This is shared among various NV communities. [click to continue…]

Bowler Realty in the beginning…
It started in 1985 by Joe Bowler starting up a small brokerage. It began in a building on Mesquite Blvd that now holds Valley Leavitt Insurance (and is across the street from where we are currently located). Keep in mind in the mid 1980’s Mesquite Nevada was not the Retirement Destination or Getaway that it is now! Mesquite was still known as a rural community that had just became known as a small city with a population of about 1,200 people and about 500 homes (according to Mesquite Dept. of Planning and Redevelopement 2004).
Later it moved into the Commercial Plaza in with Smith’s Food and Drug Center. Along with the move was also a new look. Joe had also decided to align his real estate brokerage with the nationally recognized Century 21 brand. The name was then Century 21 Bowler Realty. The location was great and times were good during the 1990’s and Bowler Realty grew to over 20 agents.

It is that time of year again in Nevada… time to get the new tax bills. The State of Nevada fiscal year starts July 1 and ends June 30 each year.

To see what Nevada property taxes are on a home you will need the Assessor Parcel Number or APN. If you do not know this you can look it up by owner name or address on the Clark County Assessor website.

I just heard the news today that USDA (United States Department of Agriculture) Rural Development has put a freeze on its funds for all of their loans nation wide. Up to this point we have had no problem getting people that qualify into this type of loan for little or no down payment. This is not just for low income Nevada homes. This has been a great alternative to the FHA which requires a minimum 3.5% down.
The USDA encourages growth and wants small towns continue thrive. Many of the nations agriculture comes from small towns and cities that have under 20,000 people. The USDA Rural Housing loans are geared to help people stay in small towns and by offering them direct and guaranteed loans. Some of these loans are 100% loans with no down payment needed.
